When you enter our home you are met by a gracious hallway leading to the spacious living area with lounge, dining area, nook and fully fitted kitchen.The lounge is beautifully furnished and there are comfortable reclining sofas to relax in. Cable television is provided.The formal dining area has a large round 6 seater table, the nook has a further table for four.

The kitchen is fully equipped with full size oven, microwave, fridge/freezer etc. Bar stools provide extra seating in the kitchen area. There is a full size washer, dryer, iron and ironing board should you need them

The sleeping accommodation downstairs comprises of 1 x King ensuite, 1 x twin ensuite and 1 x full suite. Upstairs there is a 1 x Queen suite and a further twin suite. All bedrooms have TVs, some with DVDs. There are large closets in each bedroom.

The lanai area has a child safety fence, loungers, chairs, foot stools and table, so plenty of patio furniture for all. There is also a ceiling fan for Alfresco dining!

There is a pool table and air hockey table in the garage, so you will always have something to keep you occupied !

The cost of our Windsor Pool Home is from $175 per night in low season rising to $230 in high season.

During holiday season the cost is $284 per night.

Pool heat is an optional extra but is recommended from Oct thru April at a cost of $150 per week or $25 per night.

Maximum occupancy of our Windsor Pool Home is 10.

Please add 13% Florida sales tax to all prices quoted.

Terms and Conditions of Booking

• A £150, $300 non-refundable deposit is required to secure the booking.
• The balance is due 6 weeks prior to arrival at the property.
• All quotes given assume payment by credit card - if you pay by check/cheque a 3% discount is applied.
• Minimum stay is 5 nights unless a cleaning fee of $105 is paid
• At time of collecting keys from our Welcome Centre, a $300 card impression is taken to safe guard against breakages or damage. This is removed within 15 days of departure where there are no breakages or damage. Where something is broken or damaged ONLY the cost of repair or replacement is charged to the card.
• Earliest entry time is 4pm on day of arrival.
• Latest departure time is 10am on last day unless otherwise arranged, at a cost of $55.
• Pools are used at guests’ own risk. Under 18’s must be accompanied at the pools
• Please remember to purchase travel insurance to safe guard your vacation
• Quiet time is from 10pm to 8am in Windsor Hills.
• Payment methods are via $ € £ check/cheque and all major credit cards.
• At least one person in the party staying in the home must be over 25 years old.
• Florida is a no smoking state and our home is a non smoking home.

Payment and Cancellation Policy

Full payment is required 6 weeks prior to your arrival in Florida.

All quotes assume payment by credit card - if you pay by check/cheque a discount of 3% is applied.

Where written notice of cancellation is received the following charges will apply:

• 42 or more days prior to arrival - No Charge
• 41 to 30 days prior to arrival - 50% of Rental is Retained, 50% Returned
• 29 to 10 days prior to arrival - 75% of Rental is Retained, 25% Returned
• 9 days prior to arrival to No Show- 100% of Rental is Retained.

All bookings deposits are non refundable.
